While Amazon Weighs Hundreds-of-Acres AWS Campus on Lofty Road, Axiom Core Launches a 30-Acre African American–Owned Data Center on Land It Already Owns

 Brand News 24 |  September 1, 2026

Same corridor. Different scale. Clear title. 120–150 MW of AI-ready capacity designed to take local economic upside without hyperscale sprawl. Proposed Look At Axiom Cores 30 Acre Data Center

United States, 1st Sep 2026 — The Lofty Road corridor is no longer a quiet industrial backroad. It is one of Pennsylvania’s most watched digital-infrastructure battlegrounds.

Amazon Web Services has put that fact on the map. In neighboring Kline Township, AWS has advanced plans for a multi-hundred-acre data center campus off Lofty Road and Haddock Street, near Interstate 81 and Route 309. Public reports describe a site of roughly 346 to 390 acres, purchased in 2025 for about $178 million, with nine to ten data hall buildings plus support facilities totaling more than 2 million square feet — and in some accounts up to about 2.5 million square feet. The proposal has drawn packed hearings, questions on water, power, traffic, and noise, and an extended township review window into late September 2026. Nothing of that campus is built yet. The spotlight is already there.

Axiom Core is stepping into that spotlight with a different offer: a compact, already-owned campus on the same Lofty Road corridor.

This week the company launched plans for a full-scale data center campus on the 30-acre certified industrial site it already owns at 599 Lofty Road, Delano, Pennsylvania. Founded in 2025, Axiom Core describes the project as the first full-scale data center campus of this size under African American ownership. It is not an Amazon project, not a joint venture, and not a satellite of AWS. It is an independent campus designed to capture the same market moment — AI load, I-81 access, PPL territory, industrial land — at a scale local officials and residents can actually absorb.

The contrast on Lofty Road

Public reporting on the AWS proposal in Kline Township points to a campus of roughly 346 to 390 acres, nine to ten data halls plus support buildings, and about 2.1 to 2.5 million square feet. The land was acquired in 2025. Plans remain under township review.

Axiom Core is advancing a 30-acre campus it already owns at 599 Lofty Road. The design calls for three to four buildings totaling approximately 450,000 to 600,000 square feet. Title is in hand. The site is industrially prepared. The company is independent and African American–owned.

Axiom Core’s point is not that Amazon should leave the corridor. It is that the corridor does not have to be defined only by a single hyperscale footprint. A 30-acre campus can still deliver serious megawatts, construction payroll, and tax base — with substantially lower absolute traffic, water demand, noise, and visual impact than a multi-hundred-acre project.

The facts on Axiom Core’s site

30 acres already owned at 599 Lofty Road

Certified industrial site with existing foundation, parking, electric and water service, and direct road access

More than $1.5 million in prior site improvements already completed

Target capacity: 120–150 MW of critical IT load at full build-out

Phase 1: 40–50 MW

Approximately 450,000–600,000 square feet across 3–4 buildings

High-density AI-ready design (50–100+ kW/rack capable)

Free-air cooling + liquid-cooling readiness; low-water / closed-loop systems

N+1 power redundancy, expandable to 2N

Because the land is already owned and industrially prepared, Axiom Core says the critical path starts now — power studies, remaining due diligence, and community engagement — not years of acquisition and conversion.

Power and ratepayer stance

Located in PPL Electric Utilities territory — the same utility landscape serving the broader Lofty Road buildout — the project will pursue a dedicated interconnection and is structured so incremental power-infrastructure costs are borne by the project itself. That design is intended to protect residential and local ratepayers from cost shifts associated with new large loads. Water use will be minimized through free-air cooling and closed-loop systems, with transparent reporting to local authorities.

Local economic impact

300–500+ peak construction jobs

40–80 permanent high-skill operations roles

Estimated capital investment of $400 million–$900 million+

Significant real-estate and business tax contributions for schools and township services

Preference for local contractors and workforce-training partnerships

How Axiom Core Steps Into the spotlight

Amazon made Lofty Road national-industry news. Axiom Core’s bet is that the next headline should not only be “hyperscaler arrives.” It should also be: a locally titled, right-sized, minority-owned operator is ready on 30 certified acres while the larger plan is still in hearings.

The company will:

Share expected water use, power demand, traffic, and noise data in plain language

Hold open community meetings and listen before locking in final design

Prioritize low-water cooling

Cover its own power-infrastructure costs

Maintain thoughtful setbacks, landscaping, buffering, and screening

Stay inside the 30-acre owned site

“Amazon proved this corridor matters,” Axiom Core said. “We already own 30 industrial acres on Lofty Road. We are not asking this community to absorb hundreds of acres to get digital-infrastructure jobs and tax base. This is a defined, compact project on land we already own — built for AI density, local hiring, and respect for the people who live here.”

Axiom Core invites conversation with township and county officials, utility partners, residents, and stakeholders. This announcement is for community discussion and does not constitute a formal land-development application. Axiom Core is an independent company and is not affiliated with Amazon, Amazon Web Services, or Amazon Data Services.
